To quantify there is a 75% chance I will sell and 25% chance I may not sell.

It's called risk - something the calculator doesn't quantify.

Do you by chance know any way to quantify how cosmetic enhancements (paint ect.) can affect the overall value of an property.

@Skyy Dugger - Maybe get a tree removal company to give you a worst case estimate to remove the tree with the potential issues you're worried about so you can quantify the risk better to help you make your decision.
