STR is a bit weird because the Covid travel demand pushed the price hardcore for the last few years. 

I would probably start in Albany and then 1031 into 2-3 multifamily buildings in the city, but you'll do you and I'll do me.I live and invest in east side of Rochester, NY, there is a shortage of houses due to 20 years of negative population growth followed by significant growth post pandemic. 

I just include the utilities in the rent.

I used and FHA with 3.5 down I got a 5 year interest only followed by a 30 year fixed at 6.375.

It had multiple offers the day it was listed (like everywhere) but now the financing of the buyer is falling through.
