@Ryan Dickerson, while you will ultimately need to either make a somewhat blind leap or hope you can find a contractor that will walk your properties, one piece that I will add is: YOU need to know what type of finishes you are looking at, and understanding their material costs.I.e. are you going to do carpet, LVP, or true hardwoods?  

I'm here to learn.That right there was your first mistake, you didn't do one, you blindly accepted what others told you. 

And like said, odd's are I know them, so from there I'd reach out and ask what the deal is, why there turning a blind eye.

The amount you can use for closing costs and rate buy downs is limited, so that leaves you with the majority of the credit for "upgrades," like finishing the landscaping, building a fence, installing sod, a sprinkler system, planting trees, buying appliances and installing blinds, etc. 

These are points on my due diligence checklist, but they are very hard to vet and at the end of the day LPs put a degree of blind faith in GPs to keep their word.

A lot of borrowers shop blindly. 

If the driver from Uber shows up good or I go with the Lyft driver, point is my options stay open, I can throw a stone with blind folds on knowing it would hit a bird.So thats what stopping me :-)

Who’s accountable when the result is based on any combination of purchase price, managing contractors, design choices, market forces, blind luck, etc.?
