If the machine doesn't exist in San Antonio to turn out a good work product at a good price, I'll have to build it myself.Sure, I could use some of these higher priced guys to knock out this first set of deals more quickly (and frankly there's no guarantee that they'd be quick either), but I'd just be looking to replace them the entire time.

Daytona Beach has a few nearby colleges, and if he can get in to community college for the Fall and knock out some Gen Ed classes that'll save money and keep him right on track.This question really comes down to him.

If you can knock out a few deals though in the beginning an improve your rates/terms then you may have a lender to do all of your deals.

Our thoughts are to finish the full basement and add a bathroom there, knock out the wall leading to the kitchen to insert a breakfast bar, replace carpeting, repaint, and take off the siding and replace with brick or granite for an exquisite finish.

Sure, you're not going to jump in your car and drive all the way over there just to change a toilet flapper or electrical receptacle (2 repairs I recently had to do), so just call your handyman and have him knock out a bunch of "honey-do" items in one trip, including the furnace filter (as recently discussed on BP).

Advising tenants to keep faucets on a slow drip overnight if temps get very cold is a good idea, and opening up cabinet doors to let the heat circulate to pipes can help as well.One thing to think about with winterizing is that it really is a pretty simple process, but will help you avoid water damage to vacant properties...even if you intend to keep the heat on, a winter storm with high winds or heavy snowfall can knock out the power and then you end up with NO heat at all.
