I have seen FHA deals in under 30 with experienced lenders, agents, and a motivated buyer.    

The key if you use someone small is to make sure they have vast experience they are just no frills with the business.They were in an out in under and hour with 2 people doing it.

I almost always am able to come in under budget on different pieces and parts.

You'll know in under 30 minutes if they're a viable lending option for you.

So basically is there a set rule that says if a new tenant moves in under a new lease that I cannot raise rent to market, in this case it would be almost double. thanks for taking the time to chime in anyway. all input is appreciated  

In order to convert current home into rental and to come in under 50% DTI, I'd have to take out an interest only HELOC on our current home and consolidate $50k of consumer debt into it.We haven't owned our other 3 rentals long enough for the rental income to show up in our DTI calc.
