It may sound a little like overkill, but for me overkill probably isn't possible given where I want my level of involvement to be in performing active field duties and tenant interfacing, which is ZERO.That is all very valuable to me as it allows me to focus on my professional work and securities investment which is what I prefer to do.

@Patrick Britton I think you will find this varies everywhere...all my assumptions on our Inn were at 30% occupancy...if it performs at 70%, we'll be golden...There is a site called Air DNA that has this data for your area...paid of course, but good user interface for sure.

Plus, if you already have a regular LLC, you might want to use it as the operations/shell/property management LLC - the one interfacing with the public, dealing with tenants and contractors, leasing, repairs, marketing, etc...and that is just a shell LLC with little capital and no assets (vs. the asset holding entity one - Series-LLC - that is doing just that...holding).

Not wanting to repeat, I mailed them an invoice for the cash payment, stating that from now on rent payments would be done through the Cozy system, which I think is an easy interface to use for both parties.

I thought trulia mapped out the actual crimes (burglary, assault, shoplifting, etc) in an area but it looks like interface changed and I can't remember how I looked at that before.

Cozy.co allows tenants to pay using a credit card and they are then charged a credit card fee which, of course, is steep.My only complaint with Cozy.co is that their user interface for tenants is designed such that my highly intelligent visiting scholar tenants make tons of mistakes when attempting to set up their first payments.
