So percentage wise Jacksonville has seen a crazy amount of new supply being delivered which has affected rents.We also manage a portfolio of new construction homes in Palm Coast and Palm Bay and rents for those homes have dropped $25-75 depending upon floorplan and submarket and they’re taking longer to lease up compared to 2 years ago.A lot of Florida is having similar issues of stagnating or dropping rent, but it definitely depends on market, submarket, asset type, etc.

Why is it that so many General Contractors in the California Bay Area drive vehicles that don't display their contractor license number or business name?

Hey Csingh, I know some out-of-state investors from the Bay area in California and they are very happy about their investments and how landlord-friendly it is.

Here in the Bay, you sell a 2M house and get 60K, that's enough to sit around for almost a year doing nothing else.  

In San Francisco Bay Area, my 2024 rates are $0.494 for peak and $0.464 off peak hours per kWh for the two counties my properties are in.
