I have a buyer's list Rick however most of them unfortunately just don't play in this league (price range).

I haven't seen that with the guru programs...even the ones that like to compare themselves to the Ivy League universities...  :-)

I like the word "Bush League", I haven't heard that in a while....I agree that many wholesalers do sell other people's property's and call it "co-wholesaling", but in my mind it really is pretty much selling without a license as they don't have any interest in the property.  

We have a great Metro-parks system, excellent zoo and museum, and fantastic minor league sports teams (Toledo Mud Hens, Walleyes, a new minor league soccer team starting this year, and one of the oldest professional women's football teams).

Get a check from the refinancing for $50,000 and roll that into doing the same thing with another property.Now once the house is renovated and refinanced I figure rent being around $1,200 a month, $600 going towards cap ex. and the mortgage costing anywhere from $250-$400 per month and the property cash flowing anywhere from $200-$400 per month.Am I way out of my league with this or does this sound plausible if not common in real estate investing?

Long Island- Suffolk and Nassau Countys' taxes are out of the league- holding costs can be $900 a month for a simple house.
