In any  markets you need to look for that diamond in the rough value add property.

Sometimes you can find a diamond in the rough that everyone else passed on.

I would not take 2 to 3 international vacations a year if it had to 1. go coach  just would not subject myself to 12 to 20 hours in those seats.. 2. had to pay the going rate these days for my wife and I which is 5 to 15k per ticket.. 3. add in Hilton points and being a diamond I always get upgraded to a suite.. so free suite that would cost 400 to 1000 a night.. with these two perks I can take 2 week really cool international vacations 3 times a year and all for free. that's the value to me personally.. 

I also second the video comment above. if the unit is abandoned your local laws may state that you have to store any items left behind for a period of time. your video is proof that the unit is empty and they did not leave behind their "expensive family diamond collection" which they would sue you for if you have no proof.Once you have new renters in there, document the days you lost rent and take them to small claims (if the amount is low enough). once you get a judgement you can try to collect from there.

I am not able to review 5,000 properties looking for diamonds in the rough in an unfamiliar city but I imagine some do have that expertise ... cheers and thanks again
