Down here I’ve seen inspectors use air compressors to detect leaks and just bring a flashlight for everything else.

If we get camera surveillance in the area, what will *ACTUALLY* happen if they detect trespassing?

I am detecting that with a TIC there is NOT the flexibility as in a LLC to 'assign' each of us a 50% interest in the new property? 

Etc.If you are unqualified or not confident in you ability to do detective work you should consider using a PM to screen.

That being said, I think being a low income landlord requires a lot more street smarts, people and detective skills...     

The positives:Usually self detects trips.Can request excel compatible reports.Includes a notes fieldProvides capability to manually start a trip.has a category selection that allows easily categorizing business versus personal.has a means to connect 2 trips into one which could be desired if it thinks there is separate trips such as could happen for a lunch stop.Negatives:When they started they indicated that it would be free forever and then they started charging. 

Be a detective investigating and have some fun while you are doing it.
