hahaMicro economics are always different to macro and investors that solely rely on online market stats/demographics will miss the point.Online stats and demographics will never beat "feet on the ground" and real life day to day knowledge of what happens on the ground.For example, we know when a mosquito does a fart and Mike P always messages me privately about what new strip club is opening in Toledo and when heheOnline stats never reveal such things haha

What this thread has revealed to me is that I've been omitting an important number, the mark-up on maintenance, which isn't readily advertised on Property Manager's sites, but it can be just as large if not larger than the monthly fee.

I've bought properties that had structural problems that revealed themselves after I bought (which I had to fix)--and having gone through that process, I can tell you that I would never knowingly buy a property with structural issues (except in rare circumstances outlined below).So, why am I willing to buy a property that's on the brink of condemnation, but I won't buy a property with significant structural issues?

Simply reads the script, schedules follow ups with sellers who are not always motivated (if they give a price that’s not $1 million, it’s given a follow up haha) and with motivated sellers she doesn’t ask questions that help gather more details to reveal the motivation or timeline.
