In the SNFs as the only full time SLP, I get to have Christmas and New years off this year, a once every 5 years occurrence!   

As soon as we found out (during an inspection last Christmas time) we told him to stop this and not to do anything more unless he asks permission, He did these upgrades under the pretense of "purchasing the property at a later date" 

@Steve Rozenberg If and ONLY IF they have paid on time for the year, I will give my tenants a Christmas gift.

Even an old development - Pecan Grove (we always drove around there at Christmas looking at lights) - had a levee, which I hadn't realized at the time.  

If it were me, I would rather be on the market between Thanksgiving and Christmas than the 2-3 week lull we see in August.

So I was a little too understanding translating the time line into contractor time, which is 2x longer than normal people time.The owner of X, had mentioned they'd be done around Christmas.

@Syed Lateef , my experience for the last few years is been that after Thanksgiving only Christmas and New Year usually books with January and February empty.
