My Question is, for these up sales how do you expose these packages to the guests, are they included in your listing or added to the base price, if a guest chooses a package do they pay for the reservation how they would normally through the booking platform then pay for the package separately?

A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest because of the affordability and numbers making more sense.

Choose that one and use it.

So, even if the loan amount is the same, and even if the interest rate is the same, with the terms mirroring the underlying mortgage, the seller will have (1) recourse to foreclose if the buyer stops paying (2) with payments going directly to the seller who then sends payment to the underlying lender the seller will know if and when the buyer has not made a payment, in which case they can choose to make the underlying mortgage payment and proceed to foreclosure, (3) the seller’s legal position is enhanced since he holds a debt security interest in the property (4) the seller may be able to wrap a higher amount than the underlying note and or a higher interest rate and (5) the seller’s credit position may be enhanced since he has the asset of the wrap note offsetting the underlying debt.  

This will depend on what kind of loan you choose to proceed with.

What do you normally look for in choosing a lender? 

Our end goal is to be in a position where we can be very selective and choose the clients and properties we work with so that doesn't happen.

Keep the wood (or sheetrock if you choose) an inch or two off the floor to not wick water.

I just think there is a trade off that people need to consider, and their credibility shouldn't automatically be questioned if they choose privacy.

Most people that scale also choose one strategy to start with and scale in.
