Most people that are doing this sort of thing, be it on a big or small scale are pretty aware they are doing something wrong, but remember, they are not experienced in real estate or other high-level thinking (again, this is about pot, not mexican drug cartels) so even if it's one plant, chances are they might be the type that is willing to take small, unsavory risks here and there.

That being said, my metro area (Phoenix) probably gets associated with cartel violence, but it doesn't effect my life one bit and I never think about it (and let's hope that bubble doesn't get burst).

I know everyone has a different plan, but im curious about using credit scores to screen tenants, in my location, if a perspective tenant has good credit, they would buy a house, I just run them on CCAP,  and look for criminal, and Judgements, also when you meet with them pay attention to how they keep their car, tells you alot,  Source of income, and social media, I dont do a credit check, but I guess if you have a hyper competitive A or A+ unit, maybe it makes sense. just my 2 cents.

There are some areas of northern California where Vacation Rentals off the grid may be marketable, but probably not in the actual northern California areas, but more the central California (north of the bay area a little in more mild climates)  In some of the mountain areas and near the coast, such as Trinity, Humbolt counties, there are drug cartels growing pot, and several people have gone missing (they stumble upon the gardens or have gone to work at the grows, never to be heard from again).

To be fair I am pretty sure I heard the whole diamond cartel (monopoly), marketing ploy somewhere else before I watched that episode of Adam ruins everything...but I’ve also seen that episode so maybe I’m just remembering wrong, either way makes me think long and hard about spending a ton of money on a ring.
