Hi Tak, I am also in the Portland area (though originally from Los Angeles), and this thread has me very interested in the Tulum area now!

It does not seem to be up to date for the Los Angeles or Inland Empire areas for homes sold on the market.  

When I first started doing BRRR loans for investors in Los Angeles  for props in the Detroit market circa 2002 to 2004.. we did quite a few probably 150 or more..
