I read 'The Bankers Code' by George Antone and it drew me to private lending.

Rheis,As a banker I struggle to see why most people will choose a Heloc over a cash out refinance.

The recipient would have received an award letter detailing the benefits to be received in the next year. 

Awaiting an answer from my banker on what their current rate is on a HELOC (smaller local bank that tends to be investor friendly).. curious what thoughts are on HELOCs in general right now for such things?  

I worked in banking for years and was a Private Banker with securities licenses for a time.

Buyers if you want an extra advantage over other buyers call your favorite Mortgage Banker and ask for a "Fully Underwritten" approval not just a Pre-approval.

I would call 10-15 local banks and credit unions and ask to speak to their business banker about business loans in LLCs.
