.- Valuation, the valuation is all over the place man, an apple that's worthed $1K in 2021 now is only valued $200, there's something really wrong in the valuation of these industry, specially when they're leveraged.I've seen the last part when banks is doing LBO as well, they are like valuing company 10x from their own cash flow and use investor money to create "non sense" value, or just for the sake of heavy commision.

Didn't the plumber know in advance that he would need to lift the washing machine?

Especially if you can buy a house that needs a face lift.

thank  you Laura -I do feel good about the compensation as they have been our only boots on the ground as we just can’t use “ friends” anymore ..I also found out that the $500 monthly fee is lifted once the place is rented and she goes to a much lower rate / hourly when things arise .I just thought it was a unique price structure and have never heard of things executed as such before .Thanks again for your reply-Christian

We only do single family homes, so it's not an apples to apples comparison, but the average national turnover rate is about 40%. 4 of the last 5 years our turnover rate was under 6%, and in the last 10 years we've never had an eviction.

For the newbies, sorry to be so brutal but I think the veil needs to be lifted here the "call the banks" pitch is dated and won't work for you.  

They do all of the heavy lifting.
