After the running the business successfully for 2 years, I got tired of driving 57 miles each way almost every weekend.   

so I did get more interest from lowering the price, but the quality of people was also lower, as expected, I guess.After a few days of those initial tire-kickers, yesterday, I think the right person is coming today to look at it. 

The market is not great right now for finding a job in IT and I'm tired of getting off people and again recruiting them.

It would be nice to be able to search, for example, on properties where the mailing address differs from the property address or for properties tagged as non primary residences for targeted tired landlord marketing.

Many others can't afford the house or they are just kicking the tires.

You need to market yourself on social media, you need to direct-mail (and have an effective strategy because everyone is direct mailing), driving for dollars, hunting on MLS, cold calling (skiptrace), going to the REI meetups and connecting, meeting with realtors, talking with wholesalers (and letting them know you're not a tire kicker), etc. 

Very old and tired topic.

It doesn't perform well; your neighbor is a nightmare, they put more regulations, you get tired of running it etc.It may not be your first choice, but it will be a smarter investment overall, especially for newer STR investors.

With this information, you can reach out to tired landlords who have built up a significant amount of equity and are more likely to be open to dealing with a buyer directly rather than going to an agent, listing it, etc.Best of luck.
