As mentioned, you probably have to skip condos, and you REALLY want to look up the local laws AND the HOA CC&Rs.

Landlord shall be responsible for paying any Homeowners Association(HOA) dues and property taxes for the Property.I was wondering if I should add a additional rent clause for the sewer just so I have my base covered in case tenant try to get "smart" with the lease.I think you're fine if that's in your lease to bill them.

Right now this sounds like most of the HOA's that we all hate that issue random fines for no real reason, and then attempt to justify it with their bass ackwards logic that they are actually somehow doing us all a favor.I'm not a lawyer, but I would imagine you could also open yourself up to legal action.

If you are buy and selling in any sense, then you are required to join your local Realtor Association (think of them as an HOA, you don't want to join or pay, but you have to or they will serve their own fines).So you can weigh everything out.

I’m not able to personally qualify for cash out refinances.I’m looking to sell my home located in Southwest Florida in a HOA community but want to remain in the home to lease- 3 years or more.Does anyone have experience with this type of program or have any suggestions for me on where to look to get this done.

I took title to each in a separate series of my LLC, which is the same as per entity protection as having each in a separate LLC but with the organizational and accounting costs of having a single LLC.In the case of each I carried hazard and liability insurance for the INTERIOR of the condo while the HOA carried insurance for the “common” areas, including structural.This particular condo was on the second floor, with retail and office space directly below.

Remember you pay the HOA fees even when it is empty...so when market is slow and it takes 2-3 months to rent, not only are you paying your mortgage, but also 300-$1000/month HOA fees.
