Yeah, that is very true, but someone who is that new can't really be mentored because they haven't put in enough work to even be a good use of time for someone experienced if the questions are going to be so basic.

In Summary: Wall Street and the stock market is handing other people your money, hoping after you let them make a ton on it no matter which way it goes, that end of day you will be left with what you put in and profit to make it worth it's while.

Borrowing money and having debt isn't a bad thing as long as your are getting back more than you put in. 

If someone doesn't want to do the work and put in the time to invest in RE, stocks and index funds is probably the better way to go - I've stopped trying to convince my friends (the mortgage free people) the benefits of RE. 

Or put in cheaper paper and see if you get comments on how it feels like sandpaper.

I am confident that the 3 water heaters and 3 HVAC systems I put in place since Summer 2024 will give me some peace of mind in 2025 and beyond... for those properties.
