cash flow is only to hold on while it appreciates.. buying a property you know wont appreciate at all over time to me is a waste of time and effort.. go for both find an area you have a pretty good idea that things will appreciate then let the tenant pay the house or property off while you make the real money on appreciation.. thats the other side of the coin.. in my mind the only reason to own rentals that just make a few hundred a month and never really appreciate over time other than tiny bit like 2 or 3%  which does not keep up with inflation.. 

The back door is elevated as there was once a deck so we were thinking a large deck  instead of a tiny back yard.

To me, the savings are tiny if something were to break down bc it was used it would cost me more time to get another one out there.

So buying houses doesn't scare me, but the amount of work and drama of owning a tiny trailer park in Worland WY in a declining market seriously scared me. 

I'm working with a developer to build out a tiny house STR estate in the hudson valley.

But these tend to be tiny projects in the grand scheme of construction projects (probably sub $5 million for the entire project cost).
