Not going to be a huge cash cow per bed, but with the amount of people moving here (looking for a quick cheap sublease till they find a place they really like), students, and temporary IT and medical workers I don't see myself having any problems filling the other two beds for at least $400/month.

Rent has been a little less than I expected, but I believe that this was due to a temporary glut of long-term rentals when the city made short-term rentals illegal last year in most situations.

just received an email from Roam and they guaranteed a 45 day close or they would pay for the seller's mortgage  until it closed if it went over the 45 days to close.  

I ended up sending an email with a notice to vacate with 45 days where he violated the lease term: "Tenant shall conduct himself/herself in amanner conducive to the peaceful enjoyment of the Premises.

I just emailed the land bank today about 10 lots they have in miami. find the gaps in the market and you'll be successful. 

The contract was somewhat adhoc (since it was going to be a temporary) and I never received the signed copy of the contract.
