Start small with manageable properties, mitigate risk with house hacking or partnerships, and stay active in the community.

I also have helped place tenants in section 8 properties as a volunteer with nonprofits etc. and agree that they tend to stay pretty long.

You can model out and find your own comfort level.

If it stays beyond what's paid for either move it to a storage area on your land and keep track of storage fees or see if you can have someone tow it offsite for you and in that case they will have to pay whatever fee the tow yard charges. 

I agree with Michael—staying competitive is key!

Unless you want to stay in the home or pay the difference out of pocket, you should pursue a short sale.

Experiential stays are the best ROI around when done correctly to account for equity and cash flow.
