There's a "rare" case of the property owner declaring bankruptcy before the day of the sale... you can lose your entire bid amount that way... that's atleast what a lawyer stated in a consultation.3) you call the IRS lien department they can fax you a paper document stating if there is a lien or not its best to have this - unsure about the 120 days start date but we can safely assume it starts once the sale occurs or the date its switched legally in the clerk systems.4) State specific - FL the mortgage is wiped out and all liens (excluding municipality liens)5) No they're giving you a "tax-deed" - see my recently purchased tax-deed below (it may look a bit different after the county officially enters it in their systems which happens around 10 days afterward in FL).6) it depends on how your state does their tax-deeds if it has an online system you can literally see the mailings that have occurred and you'll know if the proper procedures were taken.

Hi All ,I am doing some research on Trust Deed ( Performing Notes only ) and have found few providers through the reference from BP and also doing an organic search on the Internet.Have anyone used company Paper Assets Capital (PAC) to buy Trust Deed ( Performing Notes only)?

I don't like having a cease and desist but hey 40 years 5000 transactions one blemish I can live with.. but we were not going to win this one.. the investors are not personal friends .. they are not close associates they are BP members ( well non of them were) but came from the same sources.. and we controlled how the investment went.. so we did what I think most of those in the note business do.. we created a fund.. in Oregon its called a real estate paper offering.. its a hybrid of the 500 series and the state was forgiving on me I had raised about 6 or 7 million at the point I got turned in on my model.. they could have tattoo d me.. but 5k and 20k for the lawyer and create a doc the state liked and we were done..
