The  hallmark of scammers is advance fees, but I'd also be worried about giving them your personal info and SS#.As a physician, I'd bet you can get a decent line/loan from any number of reputable lenders.

Plumber went out and couldn't find leak.  

They are usually always willing to help point you towards their better/more reputable customers because they get more business from the recommendation. 

If your tenant informs you of an issue, and you respond an hour later with "Thanks for letting me know; I have called a plumber and he is coming over at his first available time which is next Tuesday", you should be just fine.

My plumber checked the stove (good to go), but the water heater is 24 yo.
