Also enjoyed listening to the Podcast, its refreshing seeing/hearing people talk about properties that we typically see in our area....small multifamily early 20th century balloon-frame builds.

I think you’ll find the perspective refreshing. 

I capitalized on the architecture of the building and rather than gutting the place, refreshed the original cabinets, installed period-appropriate lighting fixtures, got a new stainless fridge but found a vintage Frigidaire wide-coil stainless steel cooktop and installed a new stainless 18" dishwasher (where there previously was no dishwasher at all).  

The bank won't have a problem financing the deal either...I just feel as I am not getting compensated for the repairs as the building is on the tail end of needing a mechanical refresh... he's getting out a good time and the market is pretty strong.

The range is different for a newly refreshed unit in prime time vs. a tired one in january or whatever off season, etc.

Especially in the situation of a new owner who takes title "subject to".It's refreshing to know that others out there understand the issues I've been struggling to have addressed.Please keep me in mind as you learn more and copy me to any thread you think is relevant. ????????????
