Only issue is I’ll only have capital available for 1 or 2 more of these depending on size due to large down payments.I agree, decisions about investing similarly involve looking out for the future of my son, 3 month old.I want to try and get into using the BRRRR method to recycle my available capital, but don’t feel comfortable doing that in the market that I’m investing in several states away...I may look into doing that locally initially to better understand the process, but need to figure out where to start.

Or you buy where you don’t have to use so much of your cash up front, but recycle it (cash purchase, add value, refi all cash out again, repeat).
