@Rick Albert, It seems that you're suggesting that the goal is to raise the rent to below market value to try and minimize the risk of vacancy. 

Hi Ursula,Even though this post is a few months old, I thought I’d chime in just in case you’re still working through this or for future projects.

I'll be bouncing back and forth between the two cities over the next four months before I move in order to get life set up and trying to learn the city... and hopefully find my next project. 

For crowdsource investments on Republic, StartEngine, etc there's a great resource called Kingscrowd that reviews each investment offering and gives details and ratings on the team behind the project.

It reminds me of a project I helped with in Sacramento..

So I guess id say my venue dream is on the back burner while I accomplish a few other goals in the meantime. 

The goal is to put what I can into this and doing some homework into investment property as well, and as I begin to have some success I could slowly cut back on the night job.    

My long-term goal would be investing in large scale hotels, I know I know, that's quite ambitious, but I don't mind starting small and working my way up there, as long as I start from somewhere!

The customer feature also links to the project feature if you want to make use of that eventually.This structure works great for our clients and their tax pros.

Its current projections are to bring in between 150k and 180k with estimated costs of 60k.
