Any good investor will be flexible and open to ideas, so I would see if there is enough equity that you could offer them potentially to sweeten the pot to where you have to bring less or no earnest money if the margins allow for it.

Hey BP,My wife & I are getting ready to close and begin a live-in flip project in two weeks, and my contractor said that it might be more beneficial to install a handicap accessible shower with a bench as opposed to installing a new tub (the current tub needs replacing anyway).
