You can get great cash-flow in Cincinnati and I think C areas would be your best bet.

A local Facebook page with real estate investors might be your best bet for receommendations

If you can find someone like that than that is your best bet!

@Paul B. you're right, the terms @John Stanley mentioned are good terms and contrary to popular belief there are groups  who offer deals without acquisition fees. 

Betting that is going to happen again while new smart participants have entered the market(sophisticated players like black rock) and retail (everyone who watches finance youtube knows about real estate) I think is a foolish bet.

It seems like this is one of the biggest challenges for people in real estate.This will not be a popular post, but taking a course on raising money will not magically raise money for someone.

Even if its not applicable to how you are looking to invest, areas where the government is putting a bunch of money could be good bets.

I'll bet less than 1% redeem, so you never earn that interest.   

Based on the info I've received from a few nice people here, it's looking like a BRRRR/house hack is going to be my next best bet.

Hey Ivan, since you mentioned you're new to real estate investing, starting with a turnkey property and house hacking first might be a safer bet.
