A realtor has the specialized knowledge on the appreciation and understanding of the whole gamut of inspections, disclosures, and other reports generated during the process and such cannot be said for those who do not play the same role.Without any intention of belittling a seller, buyer or investor who is inclined to do the transaction on his or her own, I believe that the sale or investing process is fraught with technical and legal difficulties that could be avoided by the engagement of a knowledgeable real estate agents who will be a shining light on the whole process.

To have a successful agent-investor relationship you have to know they understand what your investor profile is and that they are willing to play the long game (write a lot of offers and hope for a lot of deals).

When I work with real estate investors I counsel them on: the roles each person will play, the obligations to each other, how the banking and finances will work, the taxes, the obligations to buy out each other and the spouses of each member when something goes wrong like death or divorce, the roles of investors, partners, employees and managers, setting up DBAs, leases and other contracts, and dozens of other aspects of running their business.
