DSCR lenders loan on the cash flow of the property more than your credit so they are often a good choice How fast can you save?

Hi all,I’m just getting my feet wet with Real Estate investing and currently taking online courses on the investment process, principles of calculating returns, performing market analysis, analyzing cash flows and the different types of investment opportunities.

It's not a one-way choice.

The National Retail Federation (NRF) reports declines of 6.5% in back-to-school spending and 7.9% for back-to-college, with shoppers focusing on frugal choices amid rising inflation concerns and an upcoming presidential election.During the pandemic, families spent more on school supplies and remote learning gear, but priorities have shifted to travel, dining, and entertainment.

I read a bunch of the guidance online but I can't tell exactly how the property is classified once this has been done.

Unfortunately, the path you take is not always by choice.

When I started, these forums, doing research online, and cold calling really helped me find some of the bigger investors in my market. 

I have no choice but to succeed, at my age, I'm never going to have $1MM to invest to only pull out $40,000, the 4% rule,  but I can take $80,000 to make that $40,000 using leverage in a C area.

With that said I do see plenty of referral fee agreements online but most are for % of listing agents commission rather than this colleague paying me 3% of the sale price.
