After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount  in the California Central Valley in a C class neighborhood that I could drive to when needed.

@Binita Mehta Creating an LLC to manage your own properties offers liability protection, potential tax benefits (by paying management fees from your property LLC), and professional organization.

If you can get fixer-upper in an otherwise safe (looking) Class A/B neighborhood, you could put in some sweat equity then rent that out.

@Bobby Noubiap if you invest in the City of Detroit, you must understand which of the 185 Neighborhoods are Class A, B, C & D.Otherwise, you may get scammed into buying a Class D property thinking it's Class A, B or C.We've got that data if you're interested.
