I understand we aren't under any legal obligation, but morally I'd feel terrible if something happened to a new owner, especially if they had kids. 

My opinion as I have stated in other posts is that I am ok with people being protected from eviction and part of me thinks it is the moral and logical thing to do to keep people housed in a pandemic where mandates are keeping people from working. 

Morale of the story I tried to be cheap and overspent because of it.  

After about 10 days on the market, we accepted a cash offer for $172K with a 2 week close, leaving us with about $5K in profit.The moral of the story here is, even experienced investors make bad buys sometimes. 

The moral of the story is, your doing fine, don’t be so hard on yourself.

I honestly try to help out every distressed seller I come across and there are situations where you can definitely help someone get out of a difficult predicament.  

At the moment I have 2 friends thinking over the same predicament. 

There is legal and then there is moral and ethical.. 

Moral of the story is, run your numbers and if a deal hits your criteria then pursue it.

The moral of the story is that, if you want to keep up in this new age of real estate investing, you're going to need to start using the tools that others won't.
