People have a tendency to look at the market from a singular perspective, while there is some merit to that, we as investors should focus on the individual property owners who have their own financial picture.

I have multiple properties in Ohio and only have them run out of one LLC, as they aren't worth enough and our ownership isn't complex enough to merit that many 1065s.

You just have to look at each deal on it's merits. 

The local BP meet up is more informal and is more geared around networking and discussing local trends etc.Both have their merits, I've been trying to get to both of them.

Each has merit and each has challenges.It's about finding the right solution and the right vendor to meet your needs.

Sorry to dig up old thread.I don't think the user got his question answered (which is also my question).At this juncture, I've decided not to form an LLC for a rental property (the merits don't need to be discussed here) and simply move forward with a sufficient umbrella.
