I had a tenant whose rent hadn't been increased in 5 yrs.  

We both wish we wouldn't have waited 24 yrs to get in the business.Fast forward to today we have 15 active flips going own other units and wonder if the years of struggle could have been difforent.  

I am a few days behind, but we purchased rental #36. it's a little different, but i love when the number increases, no matter how it happens..We have lived in the current house for 17 yrs and over the last year started to slowly look for a larger home for us.

 Like the title states..iv those qualifications at the Minimum.Im a very excited and motivated "Learning" Investor.Id Love to start Networking and speaking with people (esp in my area/Metro/Wayne County Area Michicgan...

@Cameron Patrick Small...I took a Cram course thru a local RE company in Birmingham...Pre license in the classroom worked well, but I completed Post online...My experience as an investor 10 yrs made the classroom course easier....

BTW, the sales record was $42,500 on the Orange County web 8 yrs ago.

I am exactly the category of 10 yrs from retirement (hopefully) looking for buy and hold rentals for cash flow, and looking to finance via 3-5% fha or conventional loan for owner occupant property for our next one. 

Can I get someone to lend 30 yrs?  

The site has an operating franchisee daycare with 8+ yrs left on lease and as per the broker the enrollment is close to it capacity and potential buyer can verify it also.
