It would be a commercial loan and we're at the point where they've said its a green light pending appraisal and estimated the cost at $300-400.

@Wayne Brooks hoping you are right maybe @Jerel Ehlert can shed some light on what you are stating and agree. 

Some towns in the suburbs are more lenient and do not require a master electrician signature but the experience has to be in the electrician field, luckily I work designing lighting fixtures and I'm quite often at the job sites when electricians have issues/questions with our products so I will use that as experience, my co-worker did that to start his own business as an electrician last year.

It seems like they haven't been there since oct 1st( no sounds/car/lights/ water shut off) .

We replaced all the floors with LVP, replaced every outlet, light switch, and light fixture (finding some serious fire hazards along the way).

@Victor Mondragon this BRRR is in a working class neighborhood, and we updated the key rooms, (kitchen, bathrooms)  Updated lighting and flooring. 

So make a habit of lighting up and looking at finished flat walls and eyeballing edges of work that seem well-finished to you.

Each time I've not paid attention to those yellow caution/warning lights (similar to what you're seeing) it has cost me.  

Any of the 3 above and I get concerned about foundation issues or settling and it's the first inspection I have done.I also make general notes of what needs redoing so I can estimate out materials and labor.As I'm going through, I check for plumbing leaks and try light switches.

I’m always looking for properties in the $20-$30k needing light to medium rehab in good C neighborhoods, so if you come across anything, I’d like to know.
