If those are the annual figures, wish the current owner the best of luck, but no one can profitably help.But it seems more likely from the language that @Keith Agnello used in the first post (and some common financial sense) that those are the current balance figures (meaning the owner is delinquent), and that represents something more than the annual figures plus some late fees, interest, etc.

Most contracts will have language similar to "Seller will provide free and clear title as of the date of settlement" There may also be language that says "taxes, municipal bills, water etc will be adjusted as of the date of settlement" read the contract you use and understand what it says.

The standard Realtor contracts by default are not assignable (so be careful if you are buying off the mls).As Investors, Our attorney inserted language in our contracts to allow them to be assigned and we've only had one seller refuse to sign it under that condition.But as Hasan stated, you are best to hire an attorney as this shouldn't be considered legal advice.
