I have most items selected through Home Depot but stuck on some of the larger ticket items.What are some recommended, durable kitchen/bathroom counter tops? 

There was food on plates left around the living room, fly strips hanging from the kitchen light, fruit snacks on the carpet, and the toilets/showers looked like they had not been cleaned in 6+ months. 

When the lights are dim I notice the poor drywall in my Kitchen/dining room area.  

Id be hanging new kitchen cabinets or installing floors.

It has a full kitchen, bath and bedroom but the ceiling is only about 6'4" and the beams bring it down to 6' in spots.

Ok, I found this property that was reduced in price about 44.55%, the home is a 3/2 1429 sq ft home with 2 kitchens, on 1/2 acre. 

We finally gave a 30 day notice to that remaining tenant & after a new kitchen of used cabinets, a new $100 tub (she cracked the cheap original) we got an extra $275/month.

Same for kitchen, HVAC, front door, etc.. 

Limited is a max of 35k in repairs, nothing structural is allowed to be done (you can replace the roof put in a new kitchen, but you cant repair a foundation or cut a hole for a new window for example).   

If you want to create a unit to Airbnb build an extra master suite with separate access but do not put in a kitchen or go the ADU permitting route with it.
