Hey Sean,I came across this post today as I am looking to get into the Air BnB/short term rental game.

Not to mention, the property was probably mismanaged by an “out of continent” investor who just had a terrible experience losing Haiti during the Haitian revolution.From a real estate perspective, the Louisiana Purchase was a game-changer.

Telling isn’t selling and negotiation isn’t passing offers back and forth in a game of telephone.

They also know how to keep the seller/listing agent in the game by not putting idiotic offers in front of them. 

The tenant was a curmudgeon and wanted us to shell out $50 a visit for as long as he kept playing his game. 

This is a game-changer for me. 

General tips: design for the target demographic and go above and beyond whatever the competition is doing, ie if the competition has a hot tub and a pool, make sure you have a hot tub and a pool AND a game room, etc.
