The good part is I have access to MLS the bad part is I'm struggling with finding houses below market value as prices in the area are already incredibly inflated.

That seems like incredibly valuable data.

To have someone willing to give you that kind of money on nothing but "trust" is such an incredible opportunity you owe them everything and they owe you nothing, good deal or bad deal, not that I think this situation would happen again.The unfortunate fact is that you had personal emotion tied with the money.

I have a client that just closed on a 3 family in Danbury and has an incredible 2 bed 2 full bath for rent. 

That sounds incredibly cheap. 

But that said, you have a 3.5% rate lock which is an incredible opportunity.

My family member I co-signed for doesn't have good credit at the moment so any refinancing would have to be under my name.

I think I had a 2 minute wait time in early April which was incredibly shocking as I wasn't even using the priority line (needed a general line specifically for this call).
