The other piece is companies are trying to bring salaries down to pre covid levels and job searchers are getting upset about that.

Not to mention the 1600 new apartments that are being built or are in pre construction, can only assume this will keep and/or push down rental prices in the MF market.

Our thinking is to either foreclose and sell the REO to investors, or just sell the distressed, pre forclosure note so the investor can "be the bank" and foreclose. 

All of these were purchased pre-covid, and with the exception of one, all were found on the MLS.

And when you hit that right "Discount/SALE" all hell breaks loose as most often several all rush to complete applications asap, or pre-app's, whatever. 

The above issues are extremely common with all properties I buy, but what I buy are pre-existing multifamily with some meat on the bone. 

Especially for pre-owned properties, be aware that properties with yields that are too high may be risky properties.
