I am in the hottest market in the country right now, Atlanta, Ga.

When you add all these of these up, you barely break even on cash flow but could make a killing with the appreciation.I am not saying these houses are not good investments, I think investing now is a big bet on rents and property prices continuing to go up in a market that is already one of the hottest in the US.

If you are looking for a more hands-on local approach to this, I think the easiest way to find the next up and coming market is to find the hottest market in your area first.

It has never been that hot there in recorded history. 103 degrees was the hottest recorded in 1921.I am not trying to say it isn't hot, but numbers have to be accurate in order to figure out the problem.
