(I have 40k in downpayment prepared for my first investment)How do I find a hot market?

I am looking to find some hot and upcoming Neighborhoods in Atlanta for me to start rehabbing or using the BRRR method.

I pay the electric bill for 2 attached homes and charge it back, but the bill skyrocketed (hot San Diego summer - $771 for 3 months). 

It will go under property management It needs:A/C  - Hot-water heaterKitchenAppliancesFloorPAINT - the current colors are amazing. 

It had been on the MLS for a few hours and we made an offer, our agent got it under contract by the end of the day, which was great, because the market was hot and we thought there would be some competition.

As a simple hot take: The deal comes first.

You may end up in more hot water as a result. 

He said " he would rather pay $2000 a month than sign a lease with such a crazy price hike "So I have a few options , give 60 days notice , move into the bigger house , now have my larger house, extra bathroom and garage for my hot rod and only increase my portion of mortgage $350 as I believe renting the 1/1 at $1300+ will be cake .Or supply 60 days notice and get new tenant at anywhere from 1850 -2150 a month and stay another year in our small 1/1 . 

this happens all the time.. the closing attorney who closed your deal without a recorded satisfaction or reconveyance deed what ever Is appropriate there is the one on the hot seat.. 

It is a very hot market in Chattanooga right now, so if you find a deal that works, you will need to be ready to jump on it really fast!
