I really think that the biggest pros and cons depends on YOUR goalsI self manage my properties with the help of a VA and I like that I can be hands off now that my VA is trained.

As for PadSplit, it’s definitely an option, but if you’re gonna live there yourself and don't mind a little hands-on management you can save and still cash flow.

I never totally understood the difference between wholesaling & assignment.

These charges have added up because of all the things that have had to happen as management of the property changed hands. 

Depending on how much cash you have on hand, you might be able to pay points on the loan and decrease the rate.

It used to be that large retail companies were almost “totally safe” as NNN.

To give you some perspective, I’ve interviewed or worked with over 50 lenders the past couple years and he’s only 1 of 2 total I recommend.  

I do think they were trying to have a legit business, but I think it was out of hand and they weren't able to manage it properly.
