Get a rock solid contract with rewards for work completed ahead of schedule.

It could be something simple like a leaking supply line or a leak from a rocking toilet.

I own a duplex in Black Rock. 

  $200k goes a long ways in Little Rock but I can't see it doing much in Denver.
