I want to give them a chance to provide a fair resolution and improve the work before I terminate the contract & fire them.  

Some are fairing better than others but I am optimistic about the overall city outlook because the fundamentals are strong.

So the play was these fellows would hunt down who lost the house get them to sign a deed over to them for say 500.00 then they would sell this deed for say 5 to 10k and sometimes much more there buy extingishing the redemption rights and the bidder could start right away on rehab etc.. its was just a cash for keys grab..  

Is this a fair assumption?  

What if a property is slightly rundown and would need to have some renovations done before it could rent out for fair market value, would a DSCR loan still work for that? 

And a property manager is expensive and profit margins on rentals are fairly small.

I would also charge a lot more than I would for a residential rental.Honestly, I wouldn't recommend it unless you've really studied it and understand how to protect yourself and earn fair compensation.

If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.

It will also most likely be my last year of playing baseball here as well.
