To potentially help facilitate this,  I have a client investor interested in making his money make money with real estate as a vehicle and the home builder I'm partnered up with on the new build can also do remodeling on the fix and flips if and when needed.

If your realtor doesn't know how or want to facilitate this, you'll either want to educate him/her or find an agent who does.

As an aside, my opinion is that when a QI takes title to a clients future property, they should set up a new specific entity for that purpose because a QI could have a liability in the past or one arise during your exchange that puts your assets at risk so setting a new entity to facilitate the exchange is not negotiable as the benefits and peace of mind far outweigh the cost of setting up an LLC.The reasoning is that a disregarded entity is the individual for tax purposes but still affords you asset protection.

I definitely understand the benefits of a lower down payment facilitated by the FHA loan; we'd plan to reinvest that much faster.My primary question, which I probably didn't make clear, is whether I can take advantage of an FHA loan if the earlier-ending lease will not expire until seven months after close.

I live in Miami but bought a duplex up in Parma, using Nicholas Varner and the Holton Wise group.While Parma may or may not be your cup of tea for a live-in rental (I'd call it a B-, C+ at the worst), they do also have many listings in some of the "better" B+ A neighborhoods.I found them to be quite responsive and will be picking up more multi-families using them as my PM as well as transaction facilitators.
