As noted, if your options are Reg D, private offering vs fully registered public offering, even if you are talking Pink Sheet (OTC) stocks, you have public filing costs, annual audit requirements, and likely more on-going expenses that have to be covered by the property(s) owned by the offering.  

I've bought several in the past few years at 8-10 caps and they have decreased already and the market is not even booming yet.

We are seeing people move from higher cost of living areas like Raleigh, Durham, chapel hill, and even Greensboro.   

Even with pricelabs you have to know how to pull the right levers and have the right settings for your market that just takes time to learn.

Or even better problems they are facing others might face where the hosts weigh in with how they have or would have dealt with the problem. 

Tons of room to negotiate even on market deals.Very few wholesalers, although I made videos about how to do it.

And do I have to go through my brokerage even though it has nothing to do with them?
