The Securities and Exchange Commission that put more stringent laws in place in certain states requiring anyone who is servicing a loan to first become licensed then endorsed.

Thanks for the endorsement @Kyle N.Hi @Charlotte Edwards, there are a lot of choices in the area and it is smart for you to ask for recommendations.  

Four months into the policy I receive an endorsement letter and invoice from my Insurance agent that says after the carrier did an external inspection of the property they needed to increase the dwelling coverage by $90k to reflect the replacement cost of the property in today's market.  

If not, there may be an endorsement you can add or you may have to switch policies.If you do plan on accepting the offer, I would recommend a discussion with a knowlegable Attorney.  

Additionally I have seen various other title related fees tacked on such as lenders coverage premiums, owners coverage premium, lender policy fee, title endorsement fees, environmental fee than can be between an extra $350-$1,200 from when I looked at the closing statements.

They should also endorse the Promissory Note to you either on the last page of the Note or through an Allonge (same thing as an endorsement "Pay to the Order Of" just on it's own page).
